Gutter clearing in Yorkshire: leaves, moss and the bit nobody looks at

Gutter clearing, gutter cleaning, gutter clean-out. Same job, different words for it. Someone gets the leaves, moss and silt out of the run so the water reaches the downpipe instead of going over the front edge and down your wall.

The reason gutters matter more in Yorkshire than the brochures suggest is rainfall and moss. A north-facing pitch here holds moss most of the year, and every downpour washes a little more grit off it into the gutter. That grit is what turns a run of dry leaves into a compacted bed you can grow a sycamore seedling in, and once it is compacted it does not wash through, it just backs up.

Then there is what is planted around us. The Victorian terraces through Leeds, Bradford and Sheffield and the 1930s suburbs out of York and Harrogate were built with street trees, and those limes, sycamores and ashes are now eighty to a hundred years old with crowns well above the eaves. A house that never had a gutter problem in 1960 is under a lot more tree than it used to be.

The damage is slow and then sudden. Water going over the edge soaks the wall below it, and on a stone or solid-brick wall with no cavity that is a damp patch inside within a couple of wet winters. A gutter full of wet debris freezes in January, and ice weighs a great deal more than leaves, so brackets pull and joints open. Neither of those is expensive to prevent and both are expensive to fix.

What gutter clearing covers

The four jobs that usually go together, and what each one actually is:

• Gutter clearing. Leaves, moss, silt and anything nesting in the run, removed so water gets to the downpipe. This is the job most people mean.
• Downpipe unblocking. A clear gutter that still overflows has a blocked downpipe, usually at the shoe or the first bend. Rodded or vacuumed out.
• Fascia and soffit cleaning. The boards behind and under the gutter, washed down. Mostly cosmetic, but it is the cheapest time to do it because the access is already set up.
• Gutter repair and resealing. Failed joints, split lengths, dropped brackets, a downpipe off the wall. A different job with a different price, and worth separating from a clear so you know what you are paying for.

Roof moss removal often belongs in the same conversation, because a mossy roof refills a clean gutter within a season. It is a separate job and a separate price. Ask about it rather than assume it is included.

What does gutter clearing cost in Yorkshire?

Gutter clearing is labour only, with no materials in it, so it follows the Yorkshire labour differential and sits 20 to 30 per cent below the UK national averages published by the main trade directories. York, Harrogate and the rest of North Yorkshire sit at the upper end of each range; East Yorkshire and the rural north sit at the lower end.

Three things move a quote more than house type. Access, because a conservatory, an extension roof or steep ground under the run changes the method. Length of run, because a detached with returns front and rear can carry three times the gutter of a mid-terrace. And how long it has been left, since a gutter done every autumn is twenty minutes and one left for six years is a different job.

One more, and it is the one people do not expect: when you ask. Autumn quotes run well above summer ones for the same house, because that is when everybody looks up and notices. If you can bear to book it in July for November, you will pay less.

When should gutters be cleared?

After leaf fall, which in Yorkshire means November into early December once the trees are properly bare. Clearing in September just means doing it twice.

If trees overhang the house, twice a year is the honest answer: once after leaf fall and once in late spring, which catches blossom, seed and the winter's worth of moss grit. With no trees near you, most houses manage on one a year and some stretch to every other year, though somebody should still be looking.

The deadline that matters is the first hard frost. A gutter full of soaked debris freezes into a solid block, and that is when brackets come off fascia boards.

How to tell your gutters need doing

• Water sheeting over the front edge in heavy rain instead of running along to the downpipe.
• A green or black stripe down the wall under one particular spot.
• Plants growing out of the gutter. That means enough compacted silt up there to hold a root.
• Dripping that carries on long after the rain has stopped.
• Birds going in and out of the run in spring.
• Inside, a damp patch high on an upstairs wall or staining at the top of a chimney breast.

Any one of those is worth a look. The stripe down the wall is the one people live with for years.

Clearing, or repair?

Worth separating before you pay for either. A gutter that overflows in heavy rain is usually blocked. A gutter that drips when it is empty and dry has a fault: a failed joint, a split length, a dropped bracket so the fall runs the wrong way, or a downpipe that has come away from the wall.

A proper clear tells you which you have, because a clean gutter that still leaks has something wrong with it. Ask the business to say which, and get the repair priced separately rather than rolled in.

Should you do it yourself?

On a bungalow, with a step ladder on firm level ground and somebody with you, most people can. On a two-storey house, gutter clearing is one of the most common household jobs that puts people in hospital, and winter makes it worse because the ground is soft and the ladder feet sink.

It is also worth knowing that the trade has moved on. Most gutter clearing now happens from the ground with a vacuum and carbon-fibre poles, with a camera on the end so you can be shown before and after. That is why an ordinary three-storey clear rarely needs scaffolding any more. If someone quotes you scaffolding for a standard gutter clear, get a second quote before you agree to it.
